Thermal Improvements: Installation of internal wall insulation using breathable materials to enhance energy performance without affecting the external fa??ade or trapping moisture within the historic fabric. Heating System Upgrade: Replacement of the existing LPG boiler with a modern air-source heat pump, retaining the current wet heating system to minimise disruption to internal finishes - Only deemed economical if the fabric upgrades reduce the overall heat load. This will also include some new internal pipework to local heat emitters (radiators, with possible underfloor heating downstairs only) Underfloor heating only proposed where original flooring is not present. Most of the ground floor has been concreted, and the proposed system would be reversible Kitchen and Bathroom Refurbishment: Relocation of the kitchen to its original position based on historical evidence, and replacement of kitchen and bathroom fittings with designs sympathetic to the building???s character. Staircase Restoration: Removal of the non-original balustrade and handrails, and installation of new elements in a style consistent with the Georgian period. Electrical Rewiring: Full rewire of the property to meet current safety standards, with careful routing to avoid damage to historic fabric and use of surface-mounted conduits only where necessary (not to chase out original brick walls) General Refurbishment: Redecoration using suitable materials and techniques, retaining as much or the original features possible as well as adding missing features that would likely be present in the original building - ensuring no alteration or obscuring of significant historic features. Window Replacement: Replacement of deteriorated single-glazed timber windows with double-glazed units that replicate the original appearance, proportions, and detailing, improving energy efficiency and security.
